Can the clearout process be handled completely remotely?

Yes. We offer a completely remote, hands-free service designed specifically for out-of-town and out-of-state executors and trustees. You do not need to make the trip to Fresno County. We coordinate property access directly with your local listing Realtor or via secure lockbox to conduct our on-site walkthrough and execute the clearout, providing digital milestone updates upon completion.

What happens to furniture and household goods?

Every property undergoes structured on-site sorting. Reusable furniture, functional household goods, and appliances are separated and routed to local donation and recycling centers across Fresno and Clovis. Non-reusable contents, broken items, and residual debris are transported to appropriate licensed local transfer and disposal facilities.

What happens to valuable heirlooms, jewelry, and personal keepsakes?

We require executors, trustees, and families to inspect the property and remove all high-value personal assets, fine jewelry, family heirlooms, and sentimental keepsakes prior to Day 1. Private Estate Clearing provides bulk physical clearing, not investigative asset retrieval or itemized appraisal services. As a courtesy, if our crews organically encounter conspicuous fine jewelry or obvious family keepsakes during bulk clearing, we isolate them and notify the client to coordinate return, with zero liability assumed for unlocated or unrecorded items.

What is your policy on firearms, vehicles, and hazardous materials?

Private Estate Clearing strictly excludes firearms, ammunition, titled assets (vehicles, motorcycles, RVs, boats, trailers), live animals, and bulk hazardous materials from our scope of work. Clients must remove or secure regulated items before operations commence. Our personnel do not touch, load, or transport firearms or hazardous waste.

If an overlooked firearm is identified on-site, our crew leaves it undisturbed and continues clearing the property around the area. We promptly introduce you to our preferred local FFL partner, who will coordinate directly with you to present your options so the transfer is resolved remotely, safely, and in full legal compliance.

Do you buy estate items, hold estate sales, or consign personal property?

No. Private Estate Clearing is a property clearing and logistics provider, not an estate liquidator, consignment broker, or retail buyer. We do not appraise personal property or host public estate sales. Instead, keeping usable household volume out of landfills reduces commercial disposal fees, and those operational savings are passed directly to the estate through our Private Estate Offset™.

How does the Private Estate Offset™ work?

The Private Estate Offset™ is an upfront logistical discount applied directly to your flat-rate quote. When a property contains substantial volumes of usable household goods and contents, we route those items directly to local donation and recycling networks. Diverting this volume reduces the need for heavy disposal equipment, multi-run transport, and commercial disposal costs; we pass those operational efficiencies directly back to the project as an upfront price reduction. It is an operational logistics discount, not an appraisal or purchase of estate property, which simplifies estate bookkeeping and court accounting to a single, clean property maintenance expense.

Do you coordinate donations?

Yes. We actively sort clean, usable household items, furniture, and appliances and transport them directly to local charitable donation and recycling centers in Fresno and Clovis.

What happens to items that cannot be donated or repurposed?

Items that are broken, damaged, or unaccepted by donation facilities are loaded into commercial transport vehicles and delivered to appropriate licensed local transfer and disposal facilities. We do not leave roll-off dumpsters parked in residential driveways, helping minimize potential conflicts with neighborhood and HOA parking requirements.

Do you clean the property after the contents are removed?

We provide property clearance, not janitorial or maid services. Once all personal property and debris are extracted, our crew completes a standard real estate broom-sweep of all interior hard floors and garages. We do not perform deep cleaning, wall washing, window scrubbing, or appliance detailing. We deliver the home completely empty, clear, and broom-swept.

Can you complete a property clearout in 72 hours?

Yes. For qualifying single-family residential properties, our standard service is organized to complete physical clearance within 72 hours once on-site operations begin:

  • Day 1 Site setup, entry and floor protection installation, and strategic sorting.
  • Day 2 Bulk extraction and transport of furniture, appliances, and high-density contents.
  • Day 3 Remaining debris removal, comprehensive interior broom-sweep, and final completion review.

Is the 72-hour timeline guaranteed?

Yes. For qualifying standard residential properties, the agreed 72-hour completion schedule is documented in the service agreement. Properties that present exceptional accumulation, heavily packed estates, structural access limitations, or hazardous conditions do not qualify for the standard schedule and receive a custom completion schedule agreed upon in writing before work begins.

Can you work directly with a Realtor to meet an MLS listing deadline?

Yes. We regularly coordinate directly with listing agents to meet tight escrow, photography, and MLS launch deadlines. Realtors can facilitate property access via lockbox or attend a brief on-site walkthrough, after which our team handles the clearance autonomously.

Can you work with a probate attorney or professional fiduciary?

Yes. We provide unattended project execution structured for legal fiduciaries. We maintain $1,000,000 Commercial General Liability coverage, provide active W-9 and Certificate of Insurance (COI) documentation, and issue transparent, single-line flat-rate invoices designed for straightforward fiduciary bookkeeping and estate expense records.

How do you handle personal paperwork and financial records?

If we come across documents containing personal or financial information (PII) during operations, those items are placed directly into a locked container for transport to a third-party NAID-certified destruction facility.

What does the clearout cost and how does billing work?

Price adjustments only apply if you add items to the scope or if concealed hazardous materials are uncovered.

  • Scheduling Retainer: A $500 Scheduling Retainer is collected upon signing the digital agreement to reserve your operational calendar block. This retainer is applied directly toward your final project balance and is 100% refundable when the project is canceled at least 48 hours prior to the scheduled start date.
  • Remaining Balance: The remaining balance is processed on Day 1 when our logistics crew arrives on-site to begin operations.

Do you buy houses or purchase estate assets?

No. Private Estate Clearing LLC is strictly a service provider specializing in property logistics and physical clearing. We do not purchase residential real estate, make cash wholesale offers on homes, or acquire personal property for resale. Our role is to deliver a vacant, broom-swept house so your Realtor can market the property for full retail value.

Do you provide formal estate appraisals, tax, or legal advice?

No. We do not provide certified personal property appraisals, real estate appraisals, tax advice, or legal counsel. We work alongside your designated probate attorney, CPA, fiduciary, or Realtor to handle the physical property clearance.
